The Letting Process

the via the view button or property enquiry on the web site to arrange
a viewing.
If you decide to take a property introduced to you by CPSL then
the following procedure apply:
1. In order to reserve a property you will be asked to pay our Agency
Fee of 35% of one months rent + VAT This can be paid at
the office, or by card either in person or over the phone. All of
your group will be required to attend our office within 24 hours,
preferably after making an appointment, in order to complete a Confirmation
of Let form. You will also be given Guarantor forms that need to
go to your parents or whoever is acting as guarantor, see Information
for Parent Guarantors. ALL OUR FORMS & TENANCY AGREEMENTS CAN
BE EMAILED TO YOU OR YOUR PARENTS ON REQUEST.
2. We will email a copy of your Tenancy Agreement to you within
a few days of you reserving the property.
3. When you reserve the property we will make an appointment for
all of your group to come into the office and sign the Tenancy Agreement.
This will be within TWO WEEKS of you reserving the property. When
you come along for this appointment you must bring your completed
Guarantor forms, together with the payment for the first months
rent (this will be the rent for July 2011). This payment can be
made by card or cheque made payable to Clifton Property Services
Ltd. If you do not comply with these requirements within the given
time frame then you may loose the property so it is important that
you let us know if you are having problems with any of the above.
4. You will have to pay the Deposit (normally equal to 1.5 times one months
rent per person) in full On or before The 1st May 2011. We
suggest that you send or give us cheques in advance and make them
payable on the 1st May to make sure that you meet this deadline;
however, we can accept this payment by other means (card or bank transfer).
5. Your deposit will be registered with the relevant Government
Deposit Scheme and you a copy of your deposit certificate will be
sent to your Head Tenant for distribution to all tenants.
6. At your Tenancy signing appointment you will also be given Standing
Order forms in order to make arrangements for the payment of rent
from august onwards. These need to be completed and returned to
us by the 1st May at the latest.
7. Move in. On July 1st - or other date as appropriate you will be given an appointment time to
meet the Inventory Clerk and ‘check in’ to your property,
receive keys, go through the inventory and take meter readings etc.
