Rental Property and Energy Performance Certificates

From October 2008 all prospective tenants for rented property will need to see a copy of an energy performance certificate either before or at the time of viewing the property. This EPC will be valid for a period of 10 years for rental property.

Clifton Property Services Ltd have negotiated a deal with an EPC contractor and anticipate that the cost will be arund £70 per property. This figure may alter dependant on volume discounts.

We do not anticipate that an EPC rating will have any noticable impact on the take up of properties by tenants as anybody viewing a large period flat in Royal York Crescent with large sash windows will not need an EPC to tell them that it will cost a considerable amount to heat.
