PRICES ( excluding Student Properties - see under )

Tenant Find: FREE
Let and Legal 35% of one month’s rent plus VAT
Part Management 5% of monthly rent plus VAT
Full Management 9 – 12.5% of monthly rent collected plus VAT

As our company is family owned and run, we are able to offer a personal service, with ease of communication, and flexibility, being of key importance.

Services

• Tenant find: FREE to Landlord. We will visit the property and provide you with a free market appraisal and advise concerning safety/ occupancy. We will then market your property via our own web site, and other multi-company databases; in the local press as appropriate to the property. We will take details of interested potential tenants and arrange viewing on the Landlord’s behalf.

• Let and Legal: 35% of first months rent setup service. Includes all the above; we will accompany all viewings, interview prospective tenants; reference tenants including credit check; collect the first month’s rent and deposit payment and organise the signing of an Assured Shorthold Tenancy Agreement. VAT will be addes to the final bill.


• Part Management (Rent Collection Service): 5% of monthly rental. The Landlord will take responsibility for all ‘on-call’ problems, and carry out/ organise all the maintenance, and the safety checks. For this service the Let and Legal setup fee also applies. VAT will be addes to the final bill.

• Full Management: 9% - 12.5% of monthly rent collected. Includes the Let and Legal, and rent collection services above. We will also arrange the check in/check out of the tenants, hold the deposit; sign all Tenancy Agreements and Notices on the Landlord’s behalf. Supply maintenance and fault response line to tenants, and arrange any repairs within the terms specified by the Landlord; generally deal with the day to day management of the property. (Subject to terms of the individual Landlord’s Contract with us). VAT will be added to the final bill.


• Flexibility: As a relatively small company, we are able to offer a range of services which may be of use to Landlords who do not require full management but sometimes require some help. These services include preparation of inventories, referencing only, viewings (where not included), ‘Landlord’s Vacation’ management (we take over while you’re on holiday) and project management. Summary of Services - Student Lettings

We offer 20 years personal experience in Student Lettings combined with up to the minute advice regarding changes in government regulations concerning the letting of houses in multiple occupation (HMO’s). We are also in regular communication with the Universities; and try to keep up with the particular requirements of Bristol students.
Our specially tailored student letting services are listed below:

Services

• Tenant find: FREE to Landlord. We will visit the property and provide you with a free market appraisal and advise concerning safety/ occupancy. We will then market via the web, in the local press, and on our student lists. Details of interested potential tenants will be taken and arrange viewings arrange for the landlord to accompany.

• Student Let and Legal: Includes the above; we will arrange, but not accompany, viewings, prospective tenants will be referenced by proof of academic status and signing of a Guarantor form (usually from a parent); collect the first month’s rent and deposit payment, organise the signing of an Student Assured Shorthold Tenancy Agreement (usually for a Fixed Term of 12 months). The tenant details, Guarantor forms, signed Tenancy and cheque for first month’s rent and deposit, will be passed to the Landlord as soon as complete.

• Student Setup Includes all the above. We will arrange and accompany all viewings. Tenants (and guarantors) will be fully referenced via a referencing agency - additional cost - ; the first month’s rent and deposit payment will be cleared through our bank accounts and passed to the Landlord as cleared funds; set up regular Standing Order payments into the Landlords account. We will also arrange the check in on 1st July. We can prepare a check in inventory at extra cost.

• Full Management: Includes the all of the above. We will sign all Tenancy Agreements and Notices on the Landlord’s behalf. Supply maintenance and fault response line to tenants, carry out quarterly inspections (more frequent if required), arrange and meet with any Bristol City Council inspection; arrange any repairs within the terms specified by the Landlord; generally deal with the day to day management of the property. (Subject to terms of the individual Landlord’s Contract with us).
